★ DETAILS TO NOTE:
✔ Family & responsible group gatherings (eg. birthday parties with adult supervision) are permitted. No parties are allowed. The guest responsible for the reservation must not reside within a 1.5 hr driving distance from Kissimmee, FL. At least one guest in the reservation must be 25 years of age or older. A $1,000 penalty fee will be charged for any parties (outside of family & responsible group gatherings) reported. Please message me for clarity if needed.
✔ No smoking inside or outside the home is permitted. We have returning guests who are very sensitive to the smell of smoke. There will be a $1,000 penalty fee if there is any sign of smoking/vaping.
✔ No pets (including emotional support animals) are allowed in this home. There will be a $1,000 penalty charge for deep cleaning if there is any sign of a pet.
✔ Please send me a copy of a government-issued ID (driver's license/passport) of all adults staying at our home within 48 hrs after booking. This will only be shared if there are incidents requiring law enforcement per residential neighborhood guidelines.
✔ You will be asked to sign a rental agreement after booking. The agreement will reflect and expand on the rules listed here. Failure to comply with this will result in the forfeiting of the reservation without a refund.
✔ Pool heating may be requested for an extra $45 per day to cover energy and setup costs. Unlike most vacation homes, you will only be charged for the days that you elect to use it. ***Please note that the time it takes to heat and the temperature it reaches is subject to the weather conditions, and we cannot guarantee that it will reach the ideal temperature for everyone. Pool heat will run from approximately 8 am to 8 pm for safety reasons. It typically takes ~4 hours to reach a comfortable temp, so swimming is ideal in the afternoon/night. Lastly, my pool maintenance guy comes every Friday around noon to maintain the pool so that it's nice & clean for guests. It generally takes him about 20 min. He will not need any indoor access.
✔ There are security cameras that are actively recording in the outdoor areas (front, back, side) of the premise. The one over the pool area may be turned off during your stay (just let the host know).
✔ The thermostat has a minimum set range of 72C in the Summer because colder temperature runs the risk of freezing the condensers. Ceiling fans are available. The maximal set range is 78C in the winter. This is typical for the Orlando/Kissimmee area.
✔ Door locks to the pool are located high and difficult to open as features to prevent young children from accessing the pool without supervision. Pool alarms are present on doors. Adult supervision of children in the pool area is necessary at all times.
✔ WiFi may not be disconnected for any reason.
✔ The use of any grills is not allowed for safety reasons. The old charcoal grill is locked and cannot be used. There will be a $500 penalty charge for cleaning and procedure fees if there is any sign of grill use including your own.
✔ Travel insurance is highly recommended to cover non-refundable costs in case of unforeseen events such as inclement weather impacting travel plans.
